Many inexperienced speakers rush their presentations because of that fear and dread of standing up in front of a live audience. They cannot wait to bring it to a close.

As long as the message has been delivered and reinforced (usually by distracting and overloaded PowerPoint slides) that’s the job done. Thinking about how to win over the audience is the last thing on people’s mind but it is absolutely crucial.

It’s vital to get the audience on board immediately, otherwise they’ll have switched off in the first 5 minutes; that should be regarded as a catastrophe, but regrettably it is alarmingly common.

In recent years I have made a point of asking people what they thought about a presentation that we have all sat through and it is truly horrifying how many people very quickly went off into their own dream world, so dull was the presenter.

It is not uncommon for 100 people to sit through an hour’s presentation and only 10 to be still listening after a few minutes - imagine all that lost working time.

What are the steps to winning over an audience?

Good audience reconnaissance is never wasted. Find out who they are and what are their expectations.

Imagine a politician addressing an audience of business people all of whom are running small independent operations and that politician’s opening remarks being ‘Red tape is strangling this country and impeding the ability of our entrepreneurs to thrive. We will reduce this burden at a stroke by taking the following actions …’.

So long as the key message was congruent and beneficial, the audience would be convinced. The rest of the speech will now be so much easier to deliver.

Compare this to a speaker with an audience comprised solely of people working within finance departments being greeted with the remarks ‘this initiative will allow us to reduce those working in finance areas by 50%’. It’s not surprising that this is resisted at all costs!

Secondly - when you deliver this audience winning statement look them straight in the eye as you say it and see how the audience rapport builds as they look back at you. Feel the bond forging between the two of you as they do.

Thirdly - when you have finished delivering that winning statement pause briefly to allow the audience to absorb the statement and quite possibly shake their head in agreement.

Fourthly, rhetorical questions is a useful technique to passively engage the audience.

Finally, and for speeches lasting over 10 minutes; use humour to lighten the mood. This will ensure that the attention of the audience never drifts off.

Knowing that you have won an audience over is one of the best feelings in the speaking world.

Baby boomers want it all. They have seen success, for the most part, but at what cost? In the United States and around the world, depression is the most common disability. It is often found in baby boomers. It is unfortunate that it is often mis-diagnosed and not treated.

Why is it that boomers have a better chance of having major depression? The answer is that in the daily quest for success and wealth, as well as in the effort of raising healthy children, a stressful situation can be created. Baby boomers show higher rates of depression than do previous generations. Studies show that stress is a major reason for this.

Although baby boomers often feel that chronic fatigue is simply a fact of life, if it is left untreated it may lead not only to depression, but also to potential thyroid disease or sleep apnea. Excessive fatigue should not be seen as normal and thus shouldn’t be left untreated.

Women are more likely to be depressed than men. Females have cyclical and hormonal changes that often add to the depression. Menopause, perimenopause, and PMS all contribute to depression. The hormonal changes after childbirth can also lead to a major depressive episode.

It’s a shame that depression is frequently misdiagnosed and not treated. Research shows that in may suicide cases involving adults, these people have visited their doctor shortly beforehand. In fact, as many as 20 percent had been to their doctor the same day, double this number within a week, and as much as 70 percent had seen their doctor in the last month.

So where does one go for help? First of all, to your primary care doctor. Hypertension and depression are the two biggest reasons for medical visits. That said, you must be honest about your problem. Otherwise, your doctor cannot be blamed for a bad diagnosis. You should make sure your doctor understands the extent and severity of your depression. You are not the only one with this problem, remember. There is little social stigma anymore over depression and most mental illnesses. If you’re asked whether you’ve had suicidal thoughts, or thoughts of harming others, make sure to be up-front about it. That will be the first step of the treatment and might save your life.

Most doctors make use of medications that will raise serotonin and norepinephrine levels in the brain. These neurotransmitters help nerve cells communicate within the brain. One common medication used to treat depression is Prozac, a drug that does not have as many side-effects as its predecessors. Remember that some medications will not work for some people, while others will. Keep trying until you find the right one.

There are times when medication is insufficient to get someone out of a bout of depression. In those cases, the doctor often will recommend psychotherapy to get at the root causes of the problem. Many boomers will cringe at the thought of trying to fit in yet another thing every week. They feel like relying solely on their medication to help them. But for a majority of people, this kind of stressful, busy lifestyle exacerbated the depression from the start.

Don’t underestimate the benefits of therapy. You can learn relaxation and breathing techniques, and your therapist can help you organize your life. They can also help you look at the specific reasons for your depression. It’s typical to see improvement between six and eight weeks after therapy begins. It might take longer than this for childhood trauma survivors.

Depression can be a lonely illness, and people affected by it often suffer silently. You have the option to treat it. First recognize the problem and get help. Depression can cause many problems, and even ruin your personal and family life. Learn all you can about it, and get a good therapist to help you get your life back on track. Some people have been depressed for years without knowing it. A good therapist can help figure out at what point the depression began.

Speaking of noise, try not to talk too loudly into your phone. A shouting cell phone user has got to be the number one annoyance in public. Remember if someone asks you to quiet it down, instead of arguing it is best to just wrap it up and talk later.

Keeping these practices during travel can help make cell phones not such a technology pest and possibly reduce the restrictions that more and more public places are putting on cell phone usage.

The New York Jets were 4-12 last season. Their four wins came against the Miami Dolphins, Tampa Bay Bucs, Oakland Raiders and Buffalo Bills. I wouldn’t say that any one of their four wins were impressive performances. Could this season be any better for the disappointing New York Jets? What hope do Jets fans have? The Jets seem to be a team of players that just can’t get the job done. Now, they have a new coach. Will anything change for the better or will this be another year they struggle, but this time under a new system?

Despite losing 12 games, the Jets didn’t lose many players. In the offseason, they lose Kevin Mawae to Tennessee, Jason Fabini to Dallas, John Abraham to Atlanta (via a trade) and Oliver Celestin to Seattle. You would think that a team that only won 4 games would shed some more weight. Sure, some other players left, but those where the more mentionable players.

To try and improve, the Jets went out and picked up some new players. Will these guys contribute enough to get the Jets winning again? The Jets picked up Anthony Clement, Brad Kassell, Andre Dyson, Tim Dwight, Trey Teague, Matt Chatham, Tim Dwight, Kimo von Oelhoffen and Patrick Ramsey. Adding Ramsey will help when and if Chad Pennington gets hurt again, which seems to be very likely.

It’s very hard seeing this Jets team win more than 4-6 games. The schedule is fairly competitive and the Jets just aren’t that solid. They really don’t get any breaks. Any game that is viewed as potentially soft is followed up by one that’s probably not winnable for this team. Here’s the breakdown of the 2006 season.

PMI - a recurring, monthly, unwelcome guest. It sounds similar to and is about as welcomed as a similar acronym. PMI is private mortgage insurance. This insurance policy is paid for by the homebuyer when the amount of their primary mortgage is greater than 80% of the value of the property.

You will note that the term primary mortgage was used. This is for a specific reason. It is not the total of all mortgages and home loans on the property that is evaluated, but rather the amount of the primary or largest mortgage on the property that can trigger PMI.

PMI is calculated by taking 0.5% of your primary loan balance and dividing it by 12 (12 monthly payments). For example, if your primary mortgage is $200,000 and you are required to pay PMI, your mortgage payments would be an additional $83.34 per month. For most homebuyers, this additional premium is a considerable financial burden to undertake.

There are ways around PMI for those homebuyers unable to put down 20% or more on their new home. Mortgage lenders have created loan packages which include two or more home loans that when combined exceed the 80% threshold, while no one of the loans exceed that threshold. Typically there is a primary mortgage and either one or two home equity loans taken out simultaneously which are 81% - 100% (or sometimes more) of the home value. This affords the homebuyer to put less than 20% down, or perhaps put nothing down at all while at the same time eliminating the need to pay PMI.

If you know you are going to be putting less than 20% down on the purchase of your home you should immediately speak to your home lender about avoiding PMI. A good home lender will inform you about these types of packages. Though the rules on these packages may differ from state to state, the vast majority of states allow for these types of loan packages.

When you review this type of package you will note that there will invariably be a different interest rate on the mortgage than there is on the home equity loan(s). The mortgage rate may have a slightly lower interest rate or perhaps even a considerably lower interest rate. You should be able to calculate what the monthly payments would be for the combined loans and then determine if it comes out less than a single mortgage with PMI. Obviously, a good lender is only going to present you the package if the payments are cheaper than a single loan with PMI.

You are able to refinance the loans at any point and combine them into one payment. You would only do this when the value of the home is more than 20% above of the amount you will mortgage. As the value of your home increases through home improvements or time, you can receive an appraisal and speak to your home loan professional to determine if refinancing the loans into one loan makes sense.

These types of loans are often referred to as 80-10-10 loans or 80-15 loans, among other names. An 80-10-10 loan is a mortgage at 80% of the amount to be financed and than two home equity loans at 10% each. You will likely find that all three loans will have a different interest rate with this type of package. 80-15 loans are similar but would be the main loan at 80% and a secondary loan at 15% with the buyer putting down the additional 5%.

It is important to note that when financing 90% - 100% of a home, or more, the appraisal will play a key role in the loan approval process. If the appraisal does not come out at a pre-determined amount, the lender may feel that the transaction is not a sound one. You may need to go back and renegotiate the purchase price of the home or run the risk of being denied the mortgage. Most real estate contracts, however, do have a clause in them that allows the buyer out of the contract if they are denied a mortgage. You will want to speak to the lawyers and real estate agent in advance if you are planning for applying for this type of loan. Some contingency clauses in contracts specify a maximum percentage of a loan you need to qualify for and if you are denied for a loan at a higher percentage you are not protected by this clause.

It is important for you to have all of this information in place before you start your home search. By knowing how your financing is going to be handled you will be able to make sure you are protected in the transaction and you will also be able to negotiate a better deal since your financing has been completed or is close to being completed. The key is knowing in advance what percentage of the value of the home you are able to and willing to put down on your new home.

The traditional view of gym class is changing all over the United States. While most of us remember the endless games of kick ball and calisthenics, students at all grade levels are having a very different experience in elementary schools, middle schools and high schools across the country. The traditional gym class is shifting from team sports and group oriented activities to more independent and individual activities to keep kids active all year round.

Reasons Behind the Change

Two factors most influence the change in the traditional gym class. On the one hand, the increasingly competitive standardized testing is taking class time away from physical education. Many schools recognize that the way to bolster test scores is to devote more time to core subjects, like math and reading, and often gym class is the place with the most room to cut from busy school schedules. This trend is taking place in schools in all areas, including urban and suburban schools.

The second issue behind the shift from traditional gym class is the focus on the obesity rates of children in the United States. Educators agree that traditional formats, particularly combined with large class sizes, don’t give students the amount of exercise that they need to lead healthy lives. The average group oriented gym class usually only engages a child for a few minutes out of the average hour long gym class. Think about how much time a student stands around waiting for their turn in a game of kickball and you’ll see how much time the student actually participates in physical activity during a traditional gym class.

Independent Physical Activity

Unlike the team sports that have traditionally dominated physical education, today’s gym classes take advantage of the greater variety of individual activities that make the most use out of student exercise time. Activities like yoga, martial arts, bike riding, and jogging have come to the forefront in modern physical education where the new focus is on tailoring gym class to meet the needs of the students who take it and, hopefully, help them to develop lifelong habits of regular exercise.

While many students get embarrassed by their lack of coordination in team sports, there is a much greater variety of activities that students can participate in, taking the attention off of performing in a group and onto establishing strong personal exercise and fitness goals. By encouraging independent physical activities, physical education programs encourage more students to take responsibility for their personal fitness and feel better about themselves when they exercise.

Taking it Online

Many schools are taking the gym student completely out of the gym by making it an independent study class. In this way, students get credit for doing physical activities outside of school, such as taking a martial arts class or jogging a certain amount of time each day before school. Such programs take the pressure off of the student’s class schedule, allowing them to focus more on academic areas in school and enjoying physical activity outside of school. Student and physical education teachers track progress and work together to set goals without using valuable academic time in school. Schools across the country have set up online monitoring programs where students can measure their individual activities while keeping everyone healthy and happy.
